These terms are an agreement between you and Thinplex ("Thinplex", "we", "us"). They govern your use of the Thinplex mobile app and services in Nigeria. By creating an account or using Thinplex you agree to these terms.
Thinplex is a property-management platform that connects landlords, agencies, tenants and maintenance contractors, and gives them tools to run tenancies, shortlet stays and repair jobs — listings, applications, tenancy agreements and e-signing, rent and fee records, maintenance workflows and messaging. Thinplex is a technology platform: we are not a party to any tenancy, booking or job contract formed between users, and we are not an estate surveying firm, a law firm or a bank.
You must be at least 18 and provide accurate information. Sign-in is passwordless: your phone number plus a one-time code is your key, so keep your phone number current and your device secure. You are responsible for activity on your account. One person may hold more than one role (for example landlord and tenant) on the same account.
To keep the marketplace safe we may ask you to verify your identity — for example your NIN, CAC registration number, or bank account name — through licensed verification providers. Some features (such as contractor go-online, agency payouts or listing publication) may be unavailable until verification passes. Submitting false documents is grounds for immediate suspension.
Thinplex provides tenancy agreement templates, statutory-notice calculators and e-signing as convenience tools. They are not legal advice. Nigerian tenancy law — including the Recovery of Premises laws and state tenancy laws such as the Lagos Tenancy Law 2011 — always prevails over anything generated in the app, and you should seek professional advice for contested matters. E-signatures captured in Thinplex are intended to be binding between the parties under applicable electronic-transactions law.
Thinplex facilitates real payments and payouts through a licensed third-party payment processor. Rent, move-in and booking payments, caution and agency or legal fees, and contractor funding are collected from payers and, after any applicable fees, paid out to the landlords, agencies and contractors they are owed to. Certain funds — such as security or caution deposits and maintenance escrow — may be held and released according to the rules shown in the app (for example a caution held until the end of the tenancy, or job funds released as work is approved). Card details are entered on the processor's secure checkout and are handled by the processor; Thinplex does not store your full card number or CVV. Thinplex is a technology platform, not a bank or a licensed financial institution: money held pending release is not a deposit, earns no interest, and we do not provide banking services.
Where a tenancy records a refundable caution fee, it is held against damage beyond fair wear and tear and unpaid charges. At the end of the tenancy the owner settles it in the app — returned in full or less itemised deductions — and the tenant may acknowledge or dispute the settlement. Thinplex processes and records the settlement both parties see; it does not adjudicate disputes, though we may assist informally.
Shortlet listings, bookings, cancellation policies (flexible, moderate or strict, shown before you book), check-in/out confirmations and any caution held for damage are managed in the app. Hosts must honour confirmed bookings and guests must leave the unit as found; damage may be deducted from the recorded caution with a reason the guest can review.
For maintenance jobs, the amounts an owner funds for materials and labour are held in a job-scoped escrow through our payment processor: materials may be released to start work, and labour is held until the job is completed and approved. Approved earnings are paid out to the payout account the contractor provides, less any applicable fees, once the contractor has passed verification and given valid payout details and the processor has completed the transfer. Contractors must hold any licences or insurance they claim on their profile.
You keep ownership of the photos, documents and messages you upload, and you grant Thinplex a licence to store and display them to the people they are shared with (for example your tenant, landlord, agency or contractor on the same tenancy or job). You must not post content you have no right to share, misrepresent a property, harass other users, or use Thinplex for anything unlawful — including fraud, money laundering or discrimination prohibited by Nigerian law.
Thinplex includes in-app messaging between counterparties and sends service notifications (in-app and push) about your tenancies, bookings, jobs and payments. Notification preferences in Settings let you tune non-essential notices; essential service and security notices may still be sent.
We may suspend or restrict an account that breaches these terms, fails verification, or poses risk to other users, giving notice where practicable. You may stop using Thinplex at any time and may delete your account from Settings; deletion deactivates the account and personal profile, while tenancy, booking and financial records that other users rely on (or that law requires us to keep) are retained as records.
Thinplex is provided "as is". We do not guarantee that a listing is accurate, that a tenant will pay, that a contractor's work is defect-free, or that the service is uninterrupted. To the fullest extent Nigerian law allows, Thinplex is not liable for indirect or consequential losses, or for disputes between users; our total liability for any claim is limited to the fees you paid Thinplex in the 12 months before the claim.
These terms are governed by the laws of the Federal Republic of Nigeria. Talk to us first — most issues resolve through support. Failing that, disputes are subject to the courts of Lagos State, without prejudice to any mandatory statutory forum for tenancy matters.
We may update these terms as Thinplex evolves (for example when we add features or change how payments and payouts work). We will notify you of material changes in the app; continuing to use Thinplex after a change takes effect means you accept the updated terms.
